Although some of our clients do their own maintenance, Quality Property Management Company has a fabulous maintenance department. Our maintenance staff performs minor plumbing, carpentry, and rent-ready repairs. We also have reliable contractors who provide services at special discounted rates, which we pass on to owners. Through our flexible management agreement, owners can decide how maintenance issues are handled. In it you limit how much money is authorized to spend on maintenance. However, it may be necessary to exceed that amount due to an emergency. In that case, we will notify the owner as soon as possible. Through our maintenance department, we protect the interests of all concerned by ensuring essential services are provided to the tenants. Each account is individually tailored to meet owner’s needs.

Vendor bills and receipts are emailed monthly with Owner Statements and are also available through our online Owner Portal.

Note: We take the late night calls and respond to after hours emergencies- So you can relax knowing your property is taken care of.

Ten Point Property Management Service

  1. Tenant SCREENING, which includes: Criminal background checks, Search of Sex Offender National registry, credit check, eviction history, employment history, and calling all references.
  2. Production of all LEGAL DOCUMENTS to protect your property rights, and tenants rights of possession.
  3. INSPECT your property, at move-out, and at least once per year, with an annual report to you. PLUS, occasional drive-by inspections as needed to PROTECT your rental income and property value!
  4. MONITOR tenant compliance to the rental agreement, send notices to tenants, ENFORCE rental agreements as necessary, and SETTLE tenant disputes.
  5. COLLECT rental monies, deposits, fees, and provide you with proper accounting of income and expenses.
  6. PROTECT the value of your property by performing MAINTENANCE services at your request. We will notify you of needed maintenance. You can do the maintenance yourself, we can do it, or we can contract it out under your instructions. We always strive to get the work done in a timely fashion, while holding costs down.

Pricing

The cost of our property management service is based on the Location, Condition, and Number of units placed under management. All fees are negotiable for larger complexes and/or high rent ranges, and multiple accounts.

Fees

  • 5-10% of monthly rents
  • (i.e. one unit is around 8%,
    large apartment complexes are 5-6%)
