WHY PROPERTY MANAGEMENT
Owners who consider a property management company have questions and concerns of its works, how it benefits them, and what the management company would be responsible for and what the costs are. Follows are frequently asked questions and our answers regarding our services.
What Services Does The Property Management Company Provide For Their Fees?
Quality Property Management Company advertises your property (see page two), screens applicants through a credit reporting service, verifies employment and landlord references; provides a written rental agreement which is continually updated to be in compliance with all landlord-tenant statutes; we do move-out inspections, send notices to tenants, and evict them if necessary for non-payment of rent or other violations of the rental agreement. We collect rent and security deposits, pay bills, pay mortgage payments, insurance payments or any monthly payment requested by an owner.
Inspections:
Quality Property Management Company does periodic drive-by inspections of the properties, annual interior/exterior inspections, or more (or less) considering the length of the occupancy, dependability of tenants, condition of exterior, rental violations, or specific requests by the owner.
Maintenance:
Quality Property Management company has a maintenance program which is charged at a competitive hourly rate, and staff who perform minor plumbing, carpentry, minor repairs and tenant turn-over maintenance. We also have a reliable contractors who provide other services and give us discount rates, which we pass on to owners. Our management agreement limits the amount of money we can spend without owner authorization, however, it may be necessary to exceed that amount due to an emergency which involves essential services required by Oregon law, if an owner cannot be reached immediately. In that case, we will notify the owner as soon as possible of that expense. Each account is tailored to meet an owners needs as much as possible. Many owners like to do their own maintenance, we simply call with the maintenance request and they either do the work or authorize us to respond to the request.
Monthly Statements:
Quality property Management Company’s accounting period is from the 15th to the 20th of the following month. Monthly statements remitting the amount of funds collected during the past 30 day accounting period, less disbursements made on behalf of and for the account of the owner, with the completion of statements and mailing by the 20th day of each month. These statements itemize the monthly income and expenses, the monthly activity, and also a year to date activity, which is helpful for tax information.

Quality Property Management Company is your full time agent, even receiving those late night emergency phone calls! We deal with tenants directly, settling disputes, do evictions, insist on compliance with rental agreement provisions. Our 24 hour answering service means we’re always available to assist with emergencies or problems, and you can be free to spend your valuable time in other pursuits.
Costs:
Quality Property Management Company bases its fees on the number and type of units managed. Fees range from 12 to 4 percent of the rents and other monies collected (ie. laundry funds). There is an initial set-up fee of $150.00 for a single family residence, and is negotiated for multiple units. All fees are negotiable for larger complexes and/or high rent ranges, and multiple accounts. All advertising is paid for by the owner (our contract with the Mail Tribune offers you a considerable savings over regular advertising on your own.) Other fees may be negotiated as necessary. We like to discuss with each owner their expectations regarding the amount of services we will provide.

Quality Property Management Company can assume management of your property as soon as a management agreement is signed; we will send notices to all current tenants advising them of the change, advise them of our location and phone number, and begin marketing any vacant units.
